Not just the size of your dream home, but the feel of it. What schools do you want to be near? How much driving do you want to deal with? And dozens of more questions.
From your answers and our detailed conversation, we'll compile your “Property Buyers Agent Brief” — a kind of bible we use in starting our research, and that we refer to throughout the entire process.
  • Conducting In-depth Research
Now that your “Property Buyers Agent Brief” is completed, we're armed with what we need to find the perfect home for you. So while you're living your normal life — and not being distracted by doing your own home search — we're focused on the hunt: as professional property finders we'll be talking with all the agents selling homes in the places you most want your new property to be.
And we'll also be speaking with and probing and prodding sellers of Sydney properties that aren't even listed, understandably referred to as “silent” listings. We'll use our years of Sydney property Buyers Agent expertise and our voluminous list of contacts to uncover private sales and other not so public listings. And in a far shorter time than you can imagine, we'll have developed your Short List, which is the next step.
  •  Reviewing Your Short List
You'll receive — conveniently by email, if you'd like — a culled list of the best of the properties we've located that meet your very specific and personal needs. And if you happen to be an investor, we'll supply you with the most salient financial information, from capital growth projections to relevant reports, substantiating the viability of your potential investment.
And now we're ready to get physical, which is our next step.
  •  The Physical Inspection.
After you've had a chance to carefully review the Short List, it's time to give a very careful, serious look at some real properties. But even here we do it in a way that respects your sanity, and your time.
So rather than subjecting you to a flurry of rushed visits than can also intrude on your work or other plans, we arrange each inspection around your schedule, not ours. Of course, if you're not located in the Sydney area, we'll do the physical inspection for you.
Now we're moving closer to the most consequential aspects — evaluating and negotiating for your new home.
  • Property Evaluation and Negotiation with Seller
You've seen the property, thought about it, and, hopefully, love it. Now comes one of the most critical parts of the entire process. And here, not coincidentally, is where having Amanda on your side is so vitally important.
We put everything we have into our negotiating for you — our expertise, experience, passion and knowledge. And we fortify it with intense research and assessments on such things as current market value, comparable home sales, and our inside knowledge of what we know the property is truly worth, and what the seller will likely agree to. More than once, sellers have said that they wished Amanda had been working on their side of the table.

  •  Legal Services and Reports
These near final, but necessary, elements are not mandated but we very strongly recommend that you have your solicitor review the contract in detail while you also have the building inspected for engineering deficiencies and for pests. We'll be there to help you get these important activities completed, but please note that you, the home buyer, will pay for legal and inspection services. And they're worth every penny.
  •  Final Step: Pre-settlement
We'll be on your side to the very (happy) end. This means, as your Sydney property Buyers Agent, we'll keep you advised of any related issues leading up to the final settlement, and will be there to advise and help.
