If you wish to buy a home, or investment property, we suggest that you look for the same basic criteria. Keep in mind that you may wish to sell your wonderful new home sometime in the future. If you have a bad feeling about something, but can’t put your finger on it chances are you will have a hard time when selling.

PRICE – Is it around the median price of the suburb? The bulk of the buyers sit in this range.
LOCATION - are there good growth prospects, near schools/shops/transport?
ZONING – what is it now, future plans? Could the property be renovated or developed?
LOCAL AREA – street appeal, does the suburb have more than 70% owner-occupiers?
PROPERTY - construction type, number of bedrooms/bathrooms, percentage of land content, slope/elevation, is there a good kitchen, natural light and a north facing backyard, general feeling. Is it the worst house in the best street?
LIFESTYLE – location to amenities – entertainment, dining, sporting facilities
RENTAL POTENTIAL – if you plan to live in now or later, does it have either a yield of over 4% or good capital growth?
STORAGE – for goods and cars is important. In my many years of experience men generally seek out a space outside of the main living areas – either a garage, cellar, workshop, or attic space. It is obviously a boy thing so good if you have this to offer.
